Inception

  • Firm up the brief from the client
  • Collect project data these to include; Land ownership documents, Client’s personal/company details, PIN certificate, Land rates receipts, Drawings of site and if these are not available then we will take measurements and generate them etc
  • Negotiate on terms of engagement
  • Get formal commissioning and sign contract of consultancy agreement

Preliminary Design and Cost Estimate

  • Prepare preliminary designs
  • Review preliminary designs/outline layouts after discussions with client
  • Obtain preliminary cost estimates from the Project Quantity Surveyor
  • Submit and Obtain Clients approval and comments

Scheme, Detailed Design and Cost Estimates

  • Design development incorporating any changes and comments made by the client at the end of preliminary stage
  • Preparation of schematic design drawings with adequate information for submission to local authorities for approval.
  • Incorporation of all Specialist Engineering inputs into the design.
  • Engage Environmental Impact Assessor for preparation of reports and submission to the relevant authorities. Preparation of a project development plan and submission to the National Environmental Management Authority (NEMA). This will be prepared in accordance with the Environmental Management and Coordination Act 1999, Regulations 2003 (101) in order to obtain an environmental license.

Tender & Technical Evaluation

  • Preparation of detailed Architectural working drawings for use by the Quantity Surveyor to prepare Bills of Quantities.
  • Preparation of detailed Structural and Civil Engineering Drawings
  • Preparation of detailed Electrical and Mechanical Engineering Drawings.
  • Preparation of Bills of Quantities for Electrical and Mechanical Works.
  • Preparation of confidential estimates for the client for further guidance
  • Start the process of prequalification of Building Service and Services Contractors.
  • Obtain Clients approval to go to tender.
  • Invite the contractors to tender for the works as per the bills of quantities
  • Evaluate tenders and make recommendations
  • Obtain clients approval to award the contracts

Supervision of Construction Works

  1. Mobilization by the Contractor
  2. Site Hand-over to the awarded main contractor and commencement of the works
  3. Get program of works from main contractor
  4. Assisting the Client in the identification and employment of a Clerk of Works to conduct

day to day supervision.

  1. Conducting monthly site meetings and periodical site inspections.
  2. Follow up closely on work progress and ensure quality control.
  3. Preparation of Interim Valuations by the Quantity Surveyor and issuance of Interim

Payment Certificates by the architect for payment to the Contractor.

  1. Issuing the following certificates upon completion:
  2. Certificate of practical completion.
  3. Handing-over certificate.
  • Schedule of Fittings and Fixtures
  1. Certificate of making good defects.
  2. Final completion of defects.

Defects Liability Period

  • Submit the relevant building details to the council for issuance of occupation certificate
  • Prepare maintenance and operations manuals
  • Continue to monitor the performance of the new renovation works for a period of 6 months and record any defects due to shrinkage or poor workmanship
  • Instruct the Contractor to rectify any such defects at his own cost
  • Issue the Certificate of Making Good Defects and release the Contractor of his/her contractual obligations.
